Spring Cleaning

This is the time of year when sellers start thinking about spring cleaning the house and making any necessary repairs to the inside and the outside before placing it on the market. Here is a check list that will help you along the way:






  • Remove Clutter- To make your home appear larger remove all clutter. When buyers walk through the home they want to see all the space they are buying. 
  • Organize- Buyers buy homes that appear clean, spacious and organized. Many buyers will look in your pantry and closets. To make these areas appear more spacious organize your closets by putting away out of season coats and neatly folding your clothes. Organize the pantry by giving an orderly appearance.  
  • Re-evaluate room use- A rarely used guest bedroom can be converted into a den or office space.

How to Save a Deal: Buyer financing fails

If the buyer's financing fails it seems like you have no chance in saving the deal. In some cases this may not be true. You may be thinking to yourself the buyer was pre-approved how can this happen?

There can be many hiccups that happen from the time the buyer gets pre-approved to the time they have to apply for the loan such as credit score, job losses, etc. If a buyer stays on contact with the lender they may be able to avoid the their financing to fail. It may take a while to get to the end result.. selling your home... but in the end the buyer will eventually get loan approval.

Flat Fee Real Estate Listings Compared to Traditional Listings

Traditional Agent
How many of you had agents promise they can sell your home better than the next? When they did get your listing you were not getting the result they promised. What To Do After An Offer

By now you have listed your home with MySecretAgent and received an offer. I am sure you are feeling exited, anxious and overwhelmed asking yourself "What do I do after I receive an offer?" Not to worry- Below are some simple steps to follow:

  1. Offer is presented to the seller. 
  2. Seller either counter offers or accepts by signing and initialing the necessary documents. 
  3. A escrow account is opened by either the seller or buyer. To open an escrow account one will have to send in the mutually accepted offer and the escrow agent will handle everything from there.  
  4. Secure financing. The buyer should be pre-approved. 
  5. Buyer should read and approve seller's disclosures. 
  6. Buyer to obtain and approve property inspection, and approve other reports as needed. 
  7. Buyer to check title and remove contingencies from the offer. 
  8. Buyer to complete and remaining escrow work and do the final walk through of the home. 
  9. Buyer to get funded be lender. 
  10. Sign escrow documents.
